Mattress size must match bed frames and room dimensions appropriately. Queen beds work well in standard rooms, accommodating couples comfortably without dominating space. King beds suit larger rooms and command premium rates from guests desiring maximum sleeping space. Some properties offer twin beds that can be joined as kings, providing flexibility for different guest configurations.

Mattress depth affects both comfort and aesthetics. Deeper mattresses typically feel more luxurious and provide better support, but require deeper fitted sheets and higher bed frames for comfortable sitting. Most hotel mattresses range from 10-14 inches deep, balancing comfort with practicality.

Mattress protectors extend mattress life dramatically while maintaining hygiene between guests. Waterproof protectors prevent stains from spills, accidents, or moisture, while allowing air circulation that prevents mold growth. Quality protectors remain unnoticeable to guests while providing essential protection for your investment.

Replacement timing balances guest comfort with budget realities. Plan on replacing mattresses every 7-10 years in hospitality settings, or sooner if they show visible sagging, permanent indentations, or guest complaints increase. Rotating mattresses quarterly extends even wear, though many modern mattresses specify head-to-foot orientation that prevents full rotation.
